1. Introduction
These Terms and Conditions (“Terms”) govern your booking and stay at Kellerstain Stables self-catering accommodation. By making a booking, you agree to be bound by these Terms.

2. Booking and Payment
2.1 Making a Booking: A booking is confirmed once we have received full payment or the required deposit and you have received a booking confirmation email.
2.2 Payment Terms:

Full payment is required at the time of booking for stays within 30 days

For bookings made more than 30 days in advance, a 25% deposit is required, with the balance due 30 days before arrival

We accept payment by credit/debit card through our secure payment system
2.3 Pricing: All prices are quoted in British Pounds Sterling (GBP) and include VAT where applicable. Prices are subject to change until a booking is confirmed.
3. Cancellation Policy
3.1 Guest Cancellations:

More than 30 days before arrival: Full refund minus a £50 administration fee

15-30 days before arrival: 50% refund of total booking value

Less than 15 days before arrival: No refund
3.2 Owner Cancellations: In the unlikely event that we need to cancel your booking, we will offer you:

Alternative dates at the same property (subject to availability)

A full refund of all payments made
3.3 Force Majeure: Neither party shall be liable for cancellation due to circumstances beyond reasonable control, including but not limited to: natural disasters, pandemics, government restrictions, or severe weather conditions. In such cases, we will work with you to reschedule or provide credit for future stays.
4. Check-in and Check-out
4.1 Check-in: From 4:00 PM on your arrival day. Self check-in instructions and access codes will be provided prior to arrival.
4.2 Check-out: By 10:00 AM on your departure day.
4.3 Early/Late Arrangements: Early check-in or late check-out may be available upon request and may incur additional charges. Please contact us to arrange.
5. Guest Responsibilities
5.1 Occupancy: The maximum number of guests must not exceed the number stated in your booking. Only registered guests may stay overnight.
5.2 Conduct: Guests must:

Behave in a responsible manner and respect neighbours

Not cause excessive noise, particularly between 10:00 PM and 8:00 AM

Not hold parties, events, or gatherings without prior written consent

Not engage in any illegal activities on the premises

Keep the property secure and lock all doors and windows when leaving
5.3 Care of Property: Guests must treat the accommodation and its contents with care. Please report any damage or maintenance issues promptly.
5.4 Smoking: All our properties are strictly non-smoking, including e-cigarettes and vaping. Smoking is only permitted in designated outdoor areas. A cleaning fee of £250 will be charged for any breach.
5.5 Pets: Pets are not permitted unless specifically agreed in writing at the time of booking. Where pets are permitted, additional terms and cleaning fees may apply.
6. Damage and Security Deposit
6.1 By making a booking, you accept responsibility for any damage to the property or its contents caused during your stay.
6.2 We reserve the right to charge for:

Repair or replacement of damaged items

Additional cleaning if the property is left in an unreasonable condition

Missing items

Key replacement if keys are lost
6.3 A security deposit or damage waiver may be required for certain bookings. Details will be provided at the time of booking.
7. Our Responsibilities
7.1 We will ensure the accommodation is clean, safe, and in good condition for your arrival.
7.2 We will provide all amenities as described in our listing.
7.3 We will respond to any issues or emergencies as promptly as possible.
7.4 Limitation of Liability: While we take all reasonable care, we cannot be held liable for:

Loss or damage to your personal belongings

Temporary failure of utilities or services beyond our control

Inconvenience caused by construction or roadworks in the area

Acts of third parties
8. Safety and Security
8.1 Fire safety information and emergency procedures are provided in the property. Please familiarise yourself with these upon arrival.
8.2 The property is equipped with smoke detectors and carbon monoxide detectors. Do not tamper with these devices.
8.3 Please ensure doors and windows are locked when leaving the property.
8.4 Parking is at your own risk. We are not responsible for any loss or damage to vehicles.
9. Complaints
9.1 If you have any issues during your stay, please contact us immediately so we can attempt to resolve them.
9.2 Complaints made after departure for issues that could have been resolved during your stay may not be considered for compensation.
9.3 Formal complaints should be made in writing within 14 days of your departure.
10. Consumer Rights
10.1 Under the Consumer Rights Act 2015, accommodation services must be provided with reasonable care and skill.
10.2 Under the Consumer Contracts Regulations 2013, you may have a right to cancel within 14 days of booking if you booked online. However, if your stay begins within this period and you have requested this, you acknowledge that you will lose this cancellation right once the service has begun.
11. Data Protection
We process your personal data in accordance with our Privacy Policy, available at kellerstainstables.co.uk/privacy-policy.
12. Amendments
12.1 We reserve the right to update these Terms and Conditions at any time. The version in effect at the time of your booking will apply to your stay.
12.2 Any changes to your booking must be made in writing and are subject to availability and potential price adjustments.
13. Governing Law
These Terms and Conditions are governed by the laws of Scotland. Any disputes shall be subject to the exclusive jurisdiction of the Scottish courts.
